Not always — a job can fall through, or a crew can free up mid-season. It is worth one direct question about why the slot exists. A straight answer is fine. A vague one during the busiest weeks of the year is worth weighing against everything else you know about the firm.
How do I confirm someone is licensed in Oregon?expand_more
Search the CCB registry by name or licence number. It shows whether the licence is active, whether the bond and liability insurance are current, and any complaint history. Oregon grants no exemption for small jobs, so a contractor without an entry should not be on your shortlist.
City of Bend or Deschutes County for my permit?expand_more
It follows your address, not your postal town. Inside city limits it is the City of Bend; outside, Deschutes County reviews and inspects. Rural parcels also carry land-use rules the city does not apply, which can affect what you are allowed to build before cost ever enters the conversation.
Can I hire the trades directly and skip the general?expand_more
You can, and on a single-trade job it often makes sense. Across several trades you have taken on the sequencing, the permit and the inspection calendar yourself. In a market where subcontractors are heavily booked, an owner-builder who cannot hold a slot tends to lose it, and the saved margin disappears into the delay.
What is a reasonable deposit?expand_more
Enough to cover ordered materials and mobilisation, then payments tied to completed stages. Be wary of a large sum up front with nothing defined against it. In Central Oregon a deposit often genuinely is buying long-lead materials, so ask what the money is purchasing and expect an answer with items in it.
